Rent reduction (Mietminderung)
The tenant's right to reduce the rent appropriately when the rented property is defective (§ 536 BGB).
If a defect impairs the usability of the rented property, the tenant is entitled to a reduction by operation of law — regardless of any fault on the landlord's part. The defect must have been reported. The amount of the reduction depends on the impairment (e.g. mould 10–20 %, heating failure in winter up to 100 %).
